If you live in Perth and run reticulation off a bore, you’ve probably seen it: orange and brown staining creeping across driveways, paths, fences and walls wherever the sprinklers reach. Bore-water staining is one of the most common cleaning problems we’re called out for, and it’s also one of the most misunderstood. Here’s what actually causes it and how to deal with it properly.
What causes bore-water staining
Bore water naturally contains dissolved iron and minerals. When it’s sprayed onto a surface and dries in the sun, those minerals oxidise — the same process that turns metal rusty — leaving that distinctive orange-brown mark. The more often the surface gets sprayed and dried, the deeper the staining sets.
Why scrubbing usually doesn’t work
Bore-water stains aren’t sitting on top of the surface like ordinary dirt; they’ve chemically bonded to it. That’s why a hose, a broom and elbow grease rarely make a dent, and why generic cleaners often just lighten the stain rather than remove it. Getting it out needs the correct treatment for the surface, not just more pressure.
The right way to remove it
We use a treatment matched to both the stain and the surface underneath, so the mineral bond is broken and the staining lifts away evenly — without bleaching patches or damaging the concrete, paving or render. On stubborn areas it can take more than one pass, but done correctly the result is a clean, consistent finish rather than a faded shadow of the stain.
How to keep it from coming back
The stain will return if the cause isn’t managed, so a few simple habits help: point sprinkler heads away from hard surfaces and walls where you can, water in the early morning so surfaces dry more evenly, and consider a periodic clean to stop build-up before it sets. In some cases a bore-water treatment system or sealing the surface can reduce future staining.
